A Property Tax Case Study
The Case
Midway through a tax year we were contacted by a leasing company that needed to change property tax service providers due to a cancellation of the service by the previous provider. Tax bills were arriving, compliance was left unfinished and the leasing company needed a smooth transition as quickly and cost efficiently as possible. We were referred by another leasing company and the company needing help had a stringent set of requirements that needed to be met in order to meet time and budget.
Under the leasing company’s previous provider relationship, communication was non-existent. The management never had a clear understanding of issues, never received reports so they could make informed decisions and were unable to make any plans for future growth as they relate to taxes. Additionally, there was an increasing number of delinquent tax bills piling up and compliance that was barely getting out the door on time. Things needed to change quickly. Within 30 days quickly!
Results:
We immediately put a team in place to transition the company to our service, get the compliance out on time and get the tax bills paid without penalties. We sent an employee to the previous service provider to pick up all of the leasing companies historical files and data. We scanned that data into our systems, and we were quickly able to rebuild their history for our use in managing their compliance and tax management needs. We worked within their budget constraints and within 30 days we had them transitioned to our full service. Over the course of the next few months we were able to deliver management reports that gave a clear and concise picture of their property tax liabilities and we even got them on a system that allowed for the tax department to generate revenues from their tax billing system.
